What qualifications do you look for when reviewing an application?

Every application is reviewed fairly and consistently using the same rental criteria. Our goal is to ensure that each resident is a good fit for both the home and the community.During our review, we generally consider:Applicants must be 18 years of age or older.Household income should generally be at least three (3) times the monthly rent.Stable employment or other verifiable sources of income.Positive rental history and landlord references, when available.Credit history and overall financial responsibility.Criminal background and eviction history.Ability to pay the required security deposit and first month's rent before move-in.Every application is reviewed individually and evaluated consistently in accordance with applicable Fair Housing laws.If you're unsure whether you meet our rental qualifications, we encourage you to contact us before submitting your application. What do I need to provide with my application?

Your application is completed securely through RentRedi. During the application process, you'll be asked to provide information and upload supporting documents to help us verify your identity, income, and rental qualifications.You should be prepared to provide:A valid government-issued photo ID (Driver's License or State ID)Proof of income (such as recent pay stubs, bank statements, or other verifiable income documentation)Information about all adults who will be living in the homeContact information for your current or previous landlord, when applicableAny additional information requested during the application processPlease ensure all documents are clear, complete, and current. How do I provide proof of income?

Proof of income is uploaded securely during the online application process through RentRedi. How long will it take to process my application?

We strive to review completed applications as quickly as possible. In most cases, applications are reviewed within 1–2 business days after all required information and supporting documents have been submitted through RentRedi.Applications submitted after normal business hours, on weekends, or during holidays may require additional processing time.If additional information is needed, we'll contact you promptly. You'll also be notified once a decision has been made.Our goal is to provide a fair, consistent, and timely review for every applicant.

What is your pet policy?

Most Edix Properties homes are designated as no-pet properties. Pets are generally not permitted unless specifically stated in the property's listing or lease agreement.Service animals and approved assistance animals are accommodated in accordance with applicable Fair Housing laws.If you have questions about a specific property, please contact us before submitting your application.

Can I move some of my stuff into the home before my lease starts?

Accepted Answer

No. Residents may not move personal belongings into the home before the lease begins and all move-in requirements have been completed.This policy allows us to:Complete the final inspection and quality check.Confirm that all maintenance has been completed.Ensure the home is clean, safe, and move-in ready.Complete the lease signing and move-in documentation.Once your lease has officially begun and all required documents and payments have been completed, you'll receive instructions for your scheduled move-in.Our goal is to ensure every resident receives a home that is fully prepared and ready for move-in.

Can I pay in cash?

Accepted Answer

No. Edix Properties does not accept cash payments.All rent and applicable fees must be paid through our secure online resident portal, RentRedi, using one of the approved payment methods available within the platform.Online payments provide a secure transaction, an electronic payment record for both you and Edix Properties, and help ensure your payment is processed accurately and on time.Edix Properties will never ask you to mail cash or make cash payments.
